Q. Which type of rental properties are eligible for Rent Protection Insurance?
All residential properties including but not limited to private landed property, private condominium and HDB housing are eligible.
Q. When is the best time to purchase cover and can I purchase cover mid-way through the tenancy?
The Rent Protection Insurance can be purchased before or anytime during the tenancy period. If purchased within 7 days after the start of the tenancy agreement, the coverage commences on the first day of the tenancy agreement.
If purchased after 7 days from the start of the tenancy agreement, it will be considered a mid-term purchase and a waiting period of 1 month following the date of purchase of this policy will apply. Waiting Period refers to the period during which any circumstances or claim is not admissible and will not be covered by the policy terms and conditions.
Q. If I sell my property but tenancy agreement survives, do I get a refund?
No, but you may transfer the policy to the new owner if the tenant remains the same.
Q. Is policy cancellable/refundable?
No. The policy is not cancellable/refundable.
Q. Is there a free-look period after I purchase the policy?
No. The policy does not come with a free-look period.
Q. If default occurs with 3 months left in the tenancy, how does cover work?
The policy will only pay up to the end of the tenancy period.
Q. If tenant activates diplomatic clause and we mutually agree to terminate the tenancy prematurely, is loss of rent covered?
No.
Q. If tenants exercise option to renew for 1 year, is policy period extended?
Yes. An additional pro-rated premium to cover the extended period will be charged.
Q. The tenancy agreement is shorter than 24 months, can I buy this policy?
Yes, Rent Protection Insurance is applicable to tenancy period from 12 months to 24 months.
Q. The tenancy agreement is longer than 24 months, can I buy this policy?
Such cases will be considered on a case-by-case basis.
Q. When must I notify the insurer of a potential claim?
You must notify us within 21 days from the date of default. Notification should be made via the website: Claim
Q. Is there a policy limit?
Yes, the policy limit is SGD 100,000
Q. If there is a rental difference between existing tenancy and replacement tenancy, is the rental difference covered?
No.

Q. As landlord of a shophouse, can I buy the policy?
Yes, you may purchase Rent Protection insurance for the shophouse unit which is for residential usage (in accordance with URA's zoning guideline) and provided the rental for residential portion is stated clearly and separately in the stamped tenancy agreement. During claims, QBE will settle the claims based only on the residential rental portion.
